Duff McKagan / Guns N' Roses - signed booklet

As part of my quest of buying items I missed out on when they were on sale, I snagged this deal on eBay recently. Signed booklet of Duff's album Tenderness, and a sealed CD. Seems it was sold on Newbury Comics, but I'm not sure if this copy came from there.

What do you guys think?

Not sure, the FF seems atypical to me.
